We are looking to secure new sites in the UK to create further developments to add to our portfolio. This ambitious expansion comes as part of our aim to build the next generation of innovative retirement developments.
Rangeford Villages is owned by Fern Trading Limited, the parent company of a large diverse group of companies based in the UK and advised by Octopus Real Estate.
Land is being sought to create stunning new developments to help tackle the significant undersupply of high-quality retirement housing in the UK. Demand is being driven by a growing ageing population who want to downsize and enjoy retirement in high end contemporary accommodation. Rangeford Villages aims to provide beautiful, aspirational places for owners to enjoy later life, in safe, secure and homely surroundings, and operates on a service-focussed model to offer the best value for money for owners.

Doug has over 30 years’ experience in the later living sector, where he specialised in identifying, acquiring, and obtaining planning consent for later living schemes, working with key sector players such as Pegasus, Churchill, and Castleoak Care Development. During this time, Doug acquired more than 80 sites with a combined gross development value (GDV) of £1 billion.
William Coote, Senior Land Manager
Will is a seasoned real estate professional with extensive experience in site acquisition and development. He began his career at Bellway Homes, securing large residential sites, before moving to the later living sector at Frontier Estates. After joining Rangeford in 2021, Will’s first acquisition for Rangeford was the 147-unit Stapleford scheme, Strawberry Fields. In his career so far, Will has secured over a thousand residential units with a combined GDV of over £500 million.
Chris Jackson, Senior Land Manager
Known for his strong negotiation and interpersonal skills, Chris excels at building relationships with landowners, agents, and stakeholders to navigate complex deals and planning proceedings. Chris over the course of his career has successfully acquired 26 sites, across the living sectors, with a combined GDV exceeding £300 million. He also managed the planning applications for each, leveraging his expertise and strategic problem-solving abilities to guide projects through the approval process, achieving a 100% success rate.
