Rangeford Villages, the award-winning later living provider, is delighted to announce that Reserved Matters planning permission has been approved under Delegated Powers by Basingstoke and Deane Council for its latest retirement community near Oakley, Hampshire.
The approved plans pave the way for a 147-home development within the grounds of the picturesque Oakley Hall Estate, which is also home to the Oakley Hall Hotel and Oak Lodge Care Home. The scheme will deliver a blend of stylish one, two, and three-bedroom apartments, alongside spacious two and three-bedroom bungalows, all designed to meet the needs of today’s retirees.
The Bramston Park development represents another milestone in Rangeford’s expansion, amid rising demand for high-quality retirement living accommodation. In keeping with Rangeford’s full-service Integrated Retirement Community (IRC) model, the development will include first-class wellbeing facilities for owners, friends, family members and qualifying members of the public, with a fully equipped gym and spa which includes a swimming pool, sauna, steam room, and exercise studio.
The village will also have a restaurant and coffee shop with an outdoor terrace, a hair and beauty salon, treatment room, and a private dining room.
As with other Rangeford villages, there will be extensive communal gardens with a village green, croquet lawn, putting green, plus fully landscaped gardens with raised beds for owners and a kitchen garden for the restaurant.
Owners will also benefit from discreet, personalised care and support through Rangeford Care, the on-site CQC-registered domiciliary care service.
Howard Nankivell, CEO of Rangeford Villages, commented:
“Securing planning permission for Bramston Park is a significant milestone in our growth strategy. This development will bring a first-class retirement community to a truly exceptional location, offering both beautiful homes and outstanding facilities for owners.”
Octopus Capital is the Investment Manager responsible for Rangeford Villages and is a leading UK specialist real estate lender and investor. Once completed, the village will be operated by Rangeford.
Domas Karsokas, Investment Director at Octopus Capital, commented: “As a long-standing partner of Rangeford Villages, we are thrilled to see detailed planning permission granted for Bramston Park. There is an urgent and rising demand across the UK for high-quality, thoughtfully designed later living spaces. By combining Rangeford’s exceptional operational model with strategic capital investment, we are proud to help deliver a vibrant, sustainable community that redefines what retirement living looks like in the Hampshire countryside.”
Construction is expected to begin early in 2027, with the first homes anticipated to be ready for occupation in 2028.
The Bramston Park development further expands Rangeford’s national footprint, which currently consists of five retirement villages across the UK: Wadswick Green in Wiltshire, Mickle Hill in North Yorkshire, Siddington Park in Cirencester, Homewood Grove in Chertsey and Strawberry Fields in Cambridgeshire.
