Introducing Strawberry Fields

Rangeford Villages Welcomes Resolution to Grant Planning for New Retirement Village, Strawberry Fields in Cambridgeshire

Later living specialist Rangeford Villages has received resolution to grant planning from South Cambridgeshire District Council, paving the way for the delivery of a new Integrated Retirement Community for the over 60s in Stapleford – a picturesque village located in Greater Cambridge. The 13-acre village has been named Strawberry Fields, in honour of its former use, and will be home to a total of 147 1, 2 and 3-bedroom properties, as well as contributing to the local area with a 47-acre countryside park for public use.

Scheduled to break ground this summer, the first phase of the scheme is estimated to be completed in 2024 and will feature a range of sensitively designed bungalows and apartments, incorporating state-of-the-art amenities and energy-efficient features. Residents will benefit from renewable energy sources, electric car charging points, extensive wellbeing facilities, an onsite restaurant, bar and cafe, private dining/snooker room, hair and beauty salon as well as dedicated spaces for activities and events.

The new community will also boast an abundance of outdoor spaces including manicured gardens, a village green with croquet lawn, plus a boule court, potting shed and raised beds.

Howard Nankivell, CEO of Rangeford Villages, comments: “We are absolutely delighted to be able to bring our exciting plans for Strawberry Fields to life. Rangeford is extremely committed to help relieve the nation’s pressure on the dire shortage of senior housing, therefore, we are truly excited to introduce Rangeford’s lifestyle focussed living options to South Cambridgeshire.”

William Coote, Senior Land Manager of Rangeford Villages, adds: “This has been made possible by genuine collaborative working with the local community and key stakeholders. Following over a year of design development and extensive discussions with the planning authority, we are pleased to see our proposals unanimously approved by the committee.”

The countryside park ownership is planned to be transferred to the Magog Trust, with funding from Rangeford to enable the new owners to set up the park and maintain the land as a natural location that can be enjoyed by Rangeford’s owners, locals and visitors alike.

As with previous developments, Rangeford Villages has financial backing from Octopus Real Estate, part of the Octopus Group and a leading investor in healthcare facilities throughout the UK and Ireland. The established partnership between Rangeford Villages and Octopus Real Estate has already led to four integrated retirement communities across the UK: Wadswick Green in Wiltshire, Mickle Hill in North Yorkshire, Siddington Park in the Cotswolds, and Homewood Grove in Surrey. This village is another example of the ability Rangeford Villages has to move quickly to secure substantial development funding through Octopus Real Estate.
