Bramston Park pays tribute to the local historical figure Wither Bramston who acquired the estate and rebuilt Oakley Hall in the late 18th century.
Bramston Park is the sixth village in Rangeford’s impressive portfolio of contemporary retirement communities. It is located in the magnificent 315-acre grounds of the Oakley Hall Estate which includes the established Oakley Hall Hotel and Oak Lodge Care Home and is conveniently situated between the vibrant towns of Basingstoke and Winchester. Bramston Park will offer a meticulously designed lifestyle village for the over 60s, combining modern, energy-efficient homes with a wide range of amenities and services tailored to promote wellbeing, connection, and independence.
Wither Bramston, a prominent 18th-century resident of Oakley Hall and good friend of regular visitor Jane Austen, was notable for his contributions to local governance and community life. Naming the new village Bramston Park reflects Rangeford’s commitment to honouring local heritage while shaping forward-thinking communities for modern retirees.

The 150-unit retirement village will consist of a collection of low maintenance, state-of-the-art one-, two- and three-bedroom apartments, as well as two- and three-bedroom bungalows.
Bramston Park represents another milestone in Rangeford’s expansion, amid rising demand for high quality retirement living accommodation. In keeping with Rangeford’s full-service Integrated Retirement Community (IRC) model, the development will include first-class wellbeing facilities for owners, friends, family members and qualifying members of the public, with a fully equipped gym and spa which includes a swimming pool, sauna, steam room, and exercise studio.
The village will also have a restaurant, bar and coffee shop with an outdoor terrace, a hair and beauty salon, treatment rooms, members lounge, and activities spaces. Construction is due to commence mid-2026, with the first residents expected to move in from early 2028.
